Dismemberment of property
In the event of dismemberment of property, the usufructuary can perceive incomes. But the capital is alienated
The usufructuary is held only with the expenditure of maintenance. The bare owner does not perceive any income. He is held with the major repairss. If the building is given in hiring, the usufructuary is taxable with the title of the land incomes for the rents which it perceives. The bare owner, if it supports the loads of major repairss, can n the other hand deduce them from his total income, in the absence of other land incomes, or if this expenditure exceeds the amount of its land incomes.
